If the boiler is over 12-15 years old, suffering repeated breakdowns, or failing to heat water efficiently, a new boiler will likely save you money in the long run. Siroos will assess your situation and give you an honest recommendation — he'll never push for a replacement if a repair is the right call.

A like-for-like boiler replacement — same type, similar location — typically takes 6–8 hours and is usually completed in one day. More complex installations involving moving the boiler, adding new pipework, or converting from a regular to a combi boiler may take 1–2 days. You'll always get a clear timeframe before we start.

Yes. Under Part J of Building Regulations, all new boiler installations must be notified to Building Control. As a Gas Safe registered engineer, Siroos is a Competent Person and can self-certify the work, handling the notification on your behalf — there's no need for you to involve your local council separately.

Once a year. An annual boiler service keeps it running safely and efficiently, helps catch small problems before they become expensive faults, and is usually required by manufacturers to keep the warranty valid. We recommend booking your service at the same time each year — ideally in late summer before winter sets in.

Yes. Siroos is fully Gas Safe registered, which is a legal requirement for anyone working on gas appliances in the UK. You can verify this on the Gas Safe Register website using his registration number (available on request). Never hire someone for gas work who is not on the Gas Safe Register — it's illegal and dangerous.

Landlords & Certificates

Yes. Under the Gas Safety (Installation and Use) Regulations 1998, you must have a gas safety check carried out every 12 months on every gas appliance in your rental property. You must provide your tenant with a copy of the certificate within 28 days of the check. New tenants must receive it before they move in. Failure to comply is a criminal offence.

Yes, absolutely. Many of our landlord clients prefer this arrangement. Simply provide us with your tenant's contact details and we'll coordinate the visit directly with them, keeping you informed throughout. We understand tenants can be difficult to reach, and we're patient and professional in our communication.

G3 & Unvented Hot Water

Building Regulation Part G3 requires that unvented hot water cylinders — such as a Megaflo or similar — are installed only by a qualified engineer with G3 certification, and that the installation is notified to the local authority. It is illegal to install an unvented cylinder without this qualification. Siroos holds the G3 qualification and handles the Building Control notification as part of the service.

Unvented systems deliver hot water at mains pressure, meaning better showers and quicker fill times for baths. They don't require a cold water tank in the loft, freeing up space. They're also generally more energy-efficient than older vented systems. If you've ever struggled with poor shower pressure, upgrading to an unvented cylinder is often the solution.

Bookings & Pricing

For non-emergency work, we typically aim for within 2–5 working days. For urgent issues — no heating, gas concerns, burst pipes — same-day callout is available 24/7, 365 days a year. Emergency call-out fees apply outside of standard hours, which will be confirmed when you call.

No. All quotes are free of charge and come with no obligation. For larger jobs like boiler installations, underfloor heating or new central heating systems, we'll carry out a free site visit to give you an accurate quote. You'll never be surprised by unexpected costs.

Payment is due on completion of work. We accept bank transfer (BACS), cash, and cheque. An invoice is provided on completion of every job. As a sole trader below the VAT registration threshold, no VAT is charged — which means our prices are genuinely competitive.
